Situation

The Vinery Estate is situated in a panoramic position near the village Montecatini Val di Cecina, Province Pisa at 260 meters over seas. Montecatini Val di Cecina is close to the famous city of Volterra, witch did gain high reputation for tourists in the last 10 years. Volterra is one of the most significant cities of the Etruscan coast area.

The infrastructure around Volterra to the sea and to the central Tuscan area has improved a lot in the past and new roads have been built. Time to get to: Volterra 20 minutes, mediterranean sea 30 minutes, Pisa airport 45 minutes

The panoramic situation of the estate towards South offers a 180° view to the Tuscan landscape. The estate is easily reachable by car with a asphalted road to the estate.

Object

The whole Vinery estate has 26 hectares. 10 hectares of vineyard have been planted from 2004 to 2007. 16 hectares of wood, pasture and olives. The vineyards, situated towards South consist of the following varieties: Amigne, Petit Verdot, Cabernet Franc, Syrah, Merlot and Sangiovese. All vineyards are worked with machines.

Yearly production of quality wine is up to 80'000 bottles or 140'000 bottles of mass wines. The cantina and all other commercial buildings such as magazine, office, shop, shower for employees are new and consist of 630m².

The house has been totally restored in 2002 and has 7 rooms, entrance area, modern open kitchen, big living room with chimney, 4 bathrooms with turkish sauna. The whole house is divided in 3 sections assessable through separate entrances. Total 330m2.

The heating system is very modern and is being fed with wood from the self owned forest. Warm water is being made with solar panels. A huge garden around the house has been planted harmonic and with a wide range of different plants. The balconies offer e great view to the vineyards and the Tuscan hills around Volterra. It is possible to hire a professional winemaker to lead the production of the wine

Varieties and Capacity

Petit Verdot, Cabernet Franc, Syrah, Merlot, Sangiovese, Amigne

Yearly production of quality wine is up to 80'000 bottles or 140'000 bottles of mass wines.

All chosen varieties offer the possibility to produce rare and high quality wines which achieve good prices and know a wide customer acceptance. Petit Verdot, Cabernet Franc and Amigne are rarely produced purely and achieve even highest prices on the market if done properly! Profit margins can be optimised and can be quite high.

All vineyards are new and at the beginning of their lifetime. They can all be used for the next 20 to 25 years since normally vineyards are being used for 25 to 30 years. Therefore NO additional expenses on replanting and loss of production have to be faced!
